    City Planning Holds Hearing on Transfer of Development Rights from Landmarked East Village Building

    Community questions benefits received and context of development. On March 4, 2020, the City Planning Commission heard an application by Real Estate Equities Corporation for a special permit to transfer development rights from a landmarked site and construct a ten-story commercial building in the East Village neighborhood of Manhattan. The development site is located at 3 St. Marks Place, on the northeast corner of Third Avenue and St. Marks Place and is currently vacant. The special permit would transfer approximately 8,336 gross feet of floor area from the landmarked “Hamilton-Holly House,” across the street at 4 St. Marks Place.

    Strong Community Support Voiced for Twin Commercial Buildings which Housed Studio of de Kooning, and other Post-WWII Artists

    Attorney for owner threatened to seek demolition through a hardship application should landmarks designate the property and not permit a visible addition. At its meeting on October 17, 2017, the Landmarks Preservation Commission held a hearing on the possible individual landmarks designation of two twin adjoining buildings at 827 and 831 Broadway. Completed in 1867, the buildings were designed by architect Griffith Thomas for tobacco-company heir Pierre Lorillard in an Italian palazzi-inspired design. Built in marble with cast-iron piers and columns, the buildings represent a transitional period in Griffith’s career, before he fully embraced the use of cast iron. (read more…)

    West Village Development Roundly Criticized by Area Residents

    Project would entail the demolition of two former service station buildings, and the erection of a new six-story-plus penthouse corner structure with residential and commercial uses. Landmarks considered an application for a new development spanning two lots at 536 and 544 Hudson Street on July 25, 2017. The site, at the corner of Charles Street, lies within the Greenwich Village Historic District. The property’s developer is William Gottlieb Real Estate. (read more…)

    Hearing Held on Potential New Historic District in South Village

    Designation of 157 buildings as new historic district supported by elected officials and many residents, while some property owners object. On November 29, 2016, the Landmarks Preservation Commission held a public hearing on the possible designation of the Sullivan Thompson Historic District, composed of approximately 157 properties south of Washington Square Park and east of Seventh Avenue. The proposed district, added to the Commission’s calendar at its November 1 meeting, is characterized by two major waves of development. (read more…)

    City Planning Commission Holds Hearing on St. John Terminal Rezoning [UPDATE: City Planning Approves Application]

    The proposed rezoning would permit the development of four mixed-use buildings and one commercial building across the street from Pier 40. On August 24, 2016, the City Planning Commission held a public hearing on an application for a zoning text amendment, a zoning map change, four special permits, three authorizations, and one chairperson certification to facilitate the redevelopment of the commercial building at 550 Washington Street, in Manhattan’s Greenwich Village. The project would create three separate city blocks for the five proposed buildings. There would be two buildings each in the northern and central blocks, all being mixed-use, and the fifth building would cover the entire southern lot and remain zoned for office or hotel space.     Proposed Commercial Tower Would Fill Odd-Shaped Lot at Lafayette and Great Jones Streets

    Commissioners asked for further refinement to asymmetrical development composed of stacked rectangular forms. On July 12, 2016, the Landmarks Preservation Commission considered an application to develop a vacant lot at 363 Lafayette Street in the NoHo Historic District Extension. The lot extends the width of the block, also fronting Bond and Great Jones Streets. The northern portion of the lot is much wider than the southern section. The proposed new building would be used for commercial purposes with a showroom on the ground floor. The building would adjoin a co-op at 20 Bond Street at the southern portion, and a taller building now under construction at 25 Great Jones Street. (read more…)
