    LPC Approves Favorable Report for Century Association Building

    In exchange for bulk waivers for 16th Street development Tishman Realty will restore and maintain the Century Association Building. At its meeting on September 12, 2017, the Landmarks Preservation Commission revisited an application by Tishman Realty to create a restoration and maintenance plan for the individually landmarked Century Association Building as part of a 74-711 special permit application to City Planning. The City Planning application entails the redevelopment of an adjoining lot at 110 East 16th Street, replacing an 84-foot-high 1960s garage with a new 283-foot-tall mixed use building. The building, designed by Morris Adjmi, will host residential, retail, and garage uses requiring bulk waivers. In a 74-711 application, Landmarks must approve the restoration and maintenance work, and submit a finding that the new development would relate harmoniously to the landmark. (read more…)

    West Village Development Roundly Criticized by Area Residents

    Project would entail the demolition of two former service station buildings, and the erection of a new six-story-plus penthouse corner structure with residential and commercial uses. Landmarks considered an application for a new development spanning two lots at 536 and 544 Hudson Street on July 25, 2017. The site, at the corner of Charles Street, lies within the Greenwich Village Historic District. The property’s developer is William Gottlieb Real Estate. (read more…)

    Revised Development Proposal Approved for Vacant Corner Lot

    Applicants rescinded proposed double-height rectangular form for a more subtle series of setbacks, and reduced size of windows to bring it into a scale more contextual with the neighborhood. On August 2, 2016, the Landmarks Preservation Commission considered and approved a revised proposal to construct a new ten-story building at 363 Lafayette Street in the NoHo Historic District Extension. The through-block lot also faces Bond and Great Jones Streets. The lot is currently vacant, and adjoins a new building in construction along Great Jones Street and a residential building facing Bond Street. (read more…)

    Proposed Commercial Tower Would Fill Odd-Shaped Lot at Lafayette and Great Jones Streets

    Commissioners asked for further refinement to asymmetrical development composed of stacked rectangular forms. On July 12, 2016, the Landmarks Preservation Commission considered an application to develop a vacant lot at 363 Lafayette Street in the NoHo Historic District Extension. The lot extends the width of the block, also fronting Bond and Great Jones Streets. The northern portion of the lot is much wider than the southern section. The proposed new building would be used for commercial purposes with a showroom on the ground floor. The building would adjoin a co-op at 20 Bond Street at the southern portion, and a taller building now under construction at 25 Great Jones Street. (read more…)

    New Six-Story-Plus-Penthouse Building Approved for Site Occupied by 1940s Garage

    Morris Adjmi-designed plan would be faced with steel frame inspired by cast-iron architecture in front of a setback glass curtain wall. On March 15, 2016, the Landmarks Preservation Commission considered and approved a proposal to demolish an existing 1940 garage and construct a new retail and office building at 134 Wooster Street in the SoHo-Cast Iron Historic District. Premier Equities are the site’s developers. The development shares the same block as another planned development previously approved by Landmarks and the City Council, at 150 Wooster Street.     Residential Redevelopment of Theater Proposed for Bartel-Pritchard Circle Site

    Proposal would demolish one-story commercial building to construct five-story-plus-penthouse apartment building, and build a contemporary addition onto 1920s theater. On April 18, 2015, Landmarks considered a proposal to demolish a one-story 1920s commercial building, construct a new apartment building, and alter and build an addition to a 1920s theater at 187-191 Prospect Park West in the Park Slope Historic District Extension. The theater building, at the corner of 14th Street, faces Prospect Park, as would the new apartment building, but with a longer curved facade on Bartel Pritchard Circle. The site’s developers are Hidrock Properties.
