Morris Adjmi-designed building would replace three-story commercial structure built in 1986. On June 12, 2018, Landmarks held a hearing on a proposal to construct a new building at 430 West Broadway in the SoHo-Cast Iron Historic District. The lot is currently occupied by a three-story commercial structure built in 1986 and redesigned in 1997 to plans by the firm of Greenberg Farrow. The proposal would see the demolition of the existing building, and the construction of a new design by Morris Adjmi Architects, that would rise to six stories at the streetwall, with an additional setback story. City Planning approved a special permit for a retail establishment in the lower floors of a five-story building in the SoHo neighborhood. On October 4, 2017, the City Planning Commission issued a favorable report on an application for a special permit from 449 Broadway LLC—owner of 449 Broadway in Manhattan’s SoHo neighborhood. The application sought a special permit to modify the use regulations of Section 42-14(D)(2)(b) of the Zoning Resolution to allow retail uses on portions of the ground floor and cellar of the existing five-story building.
The building, constructed in 1855–56, is located on a 5,000-square-foot through lot with 25 feet of frontage on Mercer Street and 25 feet of frontage on the west side of Broadway. The building has no certificate of occupancy. The upper floors are currently occupied by as-of-right offices. The ground floor and cellar of the building have been vacant since 2010.
The building is located in an M1-5B district, which permits as-of-right light industrial and commercial uses and community facilities. The applicant proposed to convert 4,194 square feet of floor area on the ground floor and 4,091 square feet of floor area in the cellar for Use Group 6 uses—retail. (read more…)

The residential conversion project includes the restoration of cast-iron building in SoHo Cast-Iron Historic District. On September 7, 2017, the City Council voted 45-0 to approve an application for a special permit to allow residential and retail uses at 40 Wooster Street in Manhattan’s SoHo neighborhood. The applicant, 40 Wooster Street Restoration LLC which is a subsidiary of the Northwind Group, sought the special permit to allow for residential and retail uses in what was once a primarily manufacturing district but has become over the years a mixed-use district. The SoHo Cast-Iron Historic District, which includes 40 Wooster Street, now contains many cast-iron loft buildings with retail, restaurants, galleries, and boutique clothing stores on the ground floor and with office and residential space on the upper floors. On July 12, 2017, the City Planning Commission issued a favorable report on an application from 462BDWY LAND, L.P.—owner of 462 Broadway in Manhattan’s SoHo neighborhood. The application sought a special permit to modify use regulations of Section 42-14(D)(2)(b) of the Zoning Resolution to allow retail uses on portions of the ground floor, cellar, and second and third floor of the existing six-story building. On April 26, 2017, the City Planning Commission issued a favorable report on an application from Canal Associates, LP, a subsidiary of United American Land, owner of 361 Canal Street in Manhattan’s SoHo neighborhood. The application sought a special permit to exempt the location from certain requirements of Section 42-14D(2)(b) of the Zoning Resolution to allow for the conversion of the cellar and the ground floor of the existing five-story building into retail use.
