    City Planning Approves Modified Rezoning of Summit Street in Brooklyn

    The applicant’s proposed rezoning received strong pushback from the community. On January 9, 2019, the City Planning Commission held a public hearing on a proposed rezoning in the Columbia Street Waterfront District in Brooklyn. The applicant, 41 Summit Street LLC, sought a zoning map and a zoning text change to facilitate the development of a seven-story, approximately 10,000 square foot residential building at 41 Summit Street. The application was presented to the City Planning Commission by several members of Sheldon Lobel, including Richard Lobel and Sandy Hornick. (more…)

    City Planning Commission Proposes Zoning Changes to Limit Overuse of Excessive Mechanical Voids

    The proposal discourages clustering mechanical voids in a way that inflates building heights. On January 28, 2019, the CPC announced the beginning of public review of the proposed rezoning plan to limit the use of excessive voids that artificially inflate tower heights in residential buildings. Currently, these voids, or multiple floors of empty space, are not counted as zoning floor area in the Zoning Resolution. (more…)

    City Planning Creates Online Platform for Zoning Resolution

    The City’s zoning laws are now instantly accessible to New Yorkers. On February 6, 2019, Department of City Planning Director Marisa Lago announced the release of the City’s digital Zoning Resolution online platform. The online platform will serve as a green replacement for the 1,570-page physical copy of the Resolution, which will no longer be printed to save money, increase government transparency, and fight climate change. It will also be a more interactive replacement for the static PDFs currently on the City Planning website. The platform will make the City’s Zoning Resolution more accessible for New Yorkers.

    Coney Island Rezoning Fails Following Community Concerns

    City Planning voted no in part to questions regarding alleged comments made by project attorney at Community Board hearing. On January 9, 2019, the City Planning Commission voted to disapprove a proposed rezoning of the northern portion of a block situated between Surf Avenue to the north, Reigelman Boardwalk to the south, West 22nd Street to the east, and West 23rd Street to the west, in Coney Island, Brooklyn. The rezoning would have allowed for a new five- and twelve-story mixed-use building with retail and 78 dwelling units, 20 of which would have been permanently affordable.     City Planning Considers Rezoning in the Bronx to Allow Nine Story Residential Building

    City Planning staff recommend that the Commission adopt Borough President recommendation to reduce the size of the rezoning area. On December 19, 2018, the City Planning Commission held a public hearing on a proposed redevelopment at 2712 Williamsbridge Road in the Allerton section of the Bronx. The applicant, 2712 Radcliff Yates Realty LLC, seeks to rezone to residential zoning with a commercial overlay a portion of an area comprised of seven lots bounded by Williamsbridge Road, Colden Avenue and Boston Road. The lots are currently zoned for commercial uses. The rezoning would facilitate the development of a new nine-story mixed-use building on the applicant’s lots. (more…)
