    City Planning Holds Public Hearing on 100% Affordable Mixed-Use Development in Brooklyn

    The proposed mixed-use development looks to activate vacant land near the Halsey Street Subway station. On August 17, 2020, the City Planning Commission held a remote public hearing on a City application that would facilitate the construction of an eight-story mixed use development in the Ocean Hill neighborhood of Brooklyn. The site is currently a vacant, trapezoidal block situated mainly along Broadway to the northeast, Hancock Street to the southeast, and Saratoga Ave to the west. The site is directly across from a raised subway platform and the Halsey Street subway station that serves the J/Z subway line. The Department of Housing Preservation and Development and the Department of Citywide Administrative Services brought the application on behalf of the City.

    Private Development of City-Owned, Blighted Property to Bring 54 Units of Affordable Housing

    The development seeks to activate the streetscape in the area by removing the existing dangerous condition posed by a long-abandoned railroad trench. On March 27, 2019, the City Planning Commission held a public hearing on an application by the Department of Housing Preservation and Development and developer Phipps Houses that will bring 54 units of affordable housing to the Melrose neighborhood of the Bronx. The application calls for the disposition of City-owned property, a rezoning, the grant of a special permit and designation of the proposed development site as Mandatory Inclusionary Housing, Option 1. The development site is located at the corner of East 156th Street and Brook Avenue, across from Via Verde, a relatively recent environmentally-conscious residential complex, also built by Phipps Houses.     HPD and Private Developers Partner to Bring 235-Unit Affordable Building to Bedford-Stuyvesant

    The project will be financed under an HPD program that requires low and extremely low income affordability and set-asides for the formerly homeless. On March 27, 2019, the City Planning Commission voted to approve an application that will bring a 14-story affordable mixed-use development with 235 residential units to 1921 Atlantic Avenue in the Bedford/Stuyvesant neighborhood of Brooklyn. The application was brought by the Department of Housing Preservation and Development in conjunction with DTF Atlantic, a joint venture between two developers, Dabar Development Partners and Thorobird Companies. City Planning held a public hearing on the application on February 27, 2019. (read more…)
