    City Planning Holds Public Hearing on 100% Affordable Mixed-Use Development in Brooklyn

    The proposed mixed-use development looks to activate vacant land near the Halsey Street Subway station. On August 17, 2020, the City Planning Commission held a remote public hearing on a City application that would facilitate the construction of an eight-story mixed use development in the Ocean Hill neighborhood of Brooklyn. The site is currently a vacant, trapezoidal block situated mainly along Broadway to the northeast, Hancock Street to the southeast, and Saratoga Ave to the west. The site is directly across from a raised subway platform and the Halsey Street subway station that serves the J/Z subway line. The Department of Housing Preservation and Development and the Department of Citywide Administrative Services brought the application on behalf of the City.

    Bronx Point Seeks to Use Open Space to Ingrain Development with Community

    Council Subcommittee approves Bronx Point after initial concerns on affordable housing and workers compensation. On September 18, 2019, City Council’s Subcommittee on Landmarks, Public Siting and Maritime Uses unanimously approved the Department of Housing Preservation and Development’s UDAAP application to facilitate the creation of “Bronx Point.” The project proposes 1,045 housing units, 540 of which dedicated to permanently affordable housing, a waterfront esplanade, and community facilities including a new state-of-the-art movie theater and a Universal Hip Hop Museum.  The property is located north of East 150th Street, south of Mill Pond Park, east of the Harlem River, west of Exterior Street/Major Deegan Expressway.     [UPDATE]: City Council Approves HPD Proposal to Develop Affordable Housing in Brownsville, Brooklyn

    The three sites will have amenities for residents and are transit accessible. On September 25, 2019, the City Council voted to approve an application to develop affordable housing on three City-owned properties located in Brownsville, Brooklyn.  The properties are located at 47 New Lots Avenue, 609-615 Osborn Street, and 120-122 Liberty Avenue. The three properties are small, underutilized sites and are currently vacant. The application proposed the development of two residential buildings and one mixed-use building, which would bring approximately 41 affordable housing units to the Brownsville neighborhood.

    Bronx Point Development Approved by City Planning

    Bronx Point could spark development in the South Bronx. On August 14, 2019, the City Planning Commission unanimously approved an Urban Development Action Area Project (“UDAAP”) application in the South Bronx. The project, more commonly referred to as “Bronx Point” was brought by the Department of Housing Preservation and Development (“HPD”) to designate the property located north of East 150th Street, south of Mill Pond Park, west of Exterior Street/Major Deegan Expressway and east of the Harlem River as an UDAAP. UDAAP designations provide tax exemptions for the rehabilitation or new construction of housing, on former city owned land, if City Council determines the area to be in need of an urban renewal.

    HPD and Non-Profit Seek Disposition of City-Owned Land to Develop Supportive and Affordable Housing in Bedford-Stuyvesant

    The sustainable-design building would offer on-site supportive services and comes with several amenities for tenants. On July 31, 2019, the City Planning Commission held a public hearing on an application to convert City-owned property at 776-780 Myrtle Avenue in Brooklyn to a nine-story affordable and supportive housing development. The applicant team is comprised of the Department of Housing Preservation and Development, IMPACCT Brooklyn, and Urban Architectural Initiatives. To facilitate the development, the applicants are seeking disposition of the City-owned property and Urban Development Action Area Project (UDAAP) designation and project approval. (read more…)

    City Planning Hears Proposal to Convert Three City-Owned Properties to Affordable Housing

    All three proposed buildings would come with amenities for residents including outdoor areas and laundry rooms. On June 19, 2019, the City Planning Commission held a public hearing on an application to convert three City-owned properties located in the East New York neighborhood of Brooklyn to new affordable housing buildings. All three properties are currently vacant. The three proposed buildings would result in 41 affordable units and one superintendent’s unit. (read more…)
