    HPD and Private Developers Partner to Bring 235-Unit Affordable Building to Bedford-Stuyvesant

    The project will be financed under an HPD program that requires low and extremely low income affordability and set-asides for the formerly homeless. On March 27, 2019, the City Planning Commission voted to approve an application that will bring a 14-story affordable mixed-use development with 235 residential units to 1921 Atlantic Avenue in the Bedford/Stuyvesant neighborhood of Brooklyn. The application was brought by the Department of Housing Preservation and Development in conjunction with DTF Atlantic, a joint venture between two developers, Dabar Development Partners and Thorobird Companies.     Third Industrial Business Incentive Area Project Approved by City Planning in Williamsburg

    City Planning Commissioners voice concern over approving too many IBIAs before knowing the impacts that such projects will have on the area. On February 27, 2019, the City Planning Commission voted to approved another Industrial Business Incentive Area (IBIA) within the Greenpoint/Williamsburg Industrial Business Zone (IBZ) of Brooklyn. This project will be the third of its kind, with 25 Kent Avenue as the first, and 12 Franklin Street as the second.  This application expands the existing IBIA to include a new area comprised of six lots, located on a portion of block bounded by North 14th Street to the north, North 13th Street to the south, Berry Street to the west, and Wythe Avenue to the east. Designation as an IBIA unlocks two special permits, one to increase the maximum floor area ratio (FAR) and building envelope regulations, and another to waive parking and loading requirements. Utilizing the two special permits, the applicant will develop a new seven story building at 103 North 13th Street that will contain a mix of light industrial, retail and office space. (read more…)

    Non-profits Team Up to Convert Vacant City Land to Affordable Housing

    The new building will bring 20 deeply affordable units to Bushwick, and will be constructed with sustainability features. On February 13, 2019, the City Planning Commission voted to approve an application by the Department of Housing Preservation and Development for the construction of a new and 100 percent affordable 20-unit building in the Bushwick section of Brooklyn. HPD sought City Planning’s approval for the disposition of the City-owned property at 63 Stockholm Street, designation of the property as an Urban Development Action Area Program (UDAAP), and project approval.     Innovative Shared-Use Building to Bring Affordable Housing and Modern Library to Sunset Park

    The shared-use building is expected to be completed in December 2020. On February 6, 2019, the Department of Housing Preservation and Development Commissioner Maria Torres-Springer announced that HPD is joining Fifth Avenue Committee, Inc., Brooklyn Public Library, and New York State Homes and Community Renewal in bringing a new, first of its kind, shared-use model building to Sunset Park, Brooklyn. The eight-story building will house both Sunset Park’s new state-of-the-art public library and 49 deeply affordable apartments. The project was financed through $35.5 million in public and private investment.

    Landmarks Sides with Residents Against Changes to Stand-Alone Mansion-House in Stuyvesant Heights Historic District

    Applicants failed to convince Landmarks Commissioners on the appropriateness of the project. On October 2, 2018, the Landmarks Preservation Commission held a public hearing on a certificate of appropriateness for the construction of a four-story residential building at 375 Stuyvesant Avenue, located in the Stuyvesant Heights Historic District in Brooklyn. The applicants proposed to demolish and reconstruct an existing garage on a different portion of the lot to make room for the proposed building. (read more…)

    Greenpoint Hospital To Become Affordable Housing

    Former hospital site will feature 512 affordable units and a new shelter for New Yorkers experiencing homelessness. On September 13, 2018, the Department of Housing Preservation and Development announced that a team had been selected to transform the Greenpoint Hospital site into a mixed-use development. The new development located at 288 Jackson Street will feature approximately 512 affordable units and a new shelter for 200 New Yorkers. (read more…)
