    Developer Seeks Rezoning to Build Nine-Story Building in Crown Heights [UPDATED]

    Community Board and Borough President in agreement about a slightly smaller zoning designation. On January 8, 2020, the City Planning Commission heard an application by EMP Capital Group to rezone a portion of two blocks fronting on the corner of Grand Avenue and Pacific Street in Crown Heights, Brooklyn. The rezoning would help facilitate the development of a nine-story mixed-use building at 979-985 Pacific Street. The applicant is represented by Richard Lobel of Sheldon Lobel P.C.

    Supreme Court Judge Finds Inwood Rezoning in Violation of SEQRA

    City expected to appeal Judge’s decision invalidating the Inwood Rezoning. On December 10, 2019, Judge Verna L. Saunders of the New York State Supreme Court, New York county ruled in favor of the Northern Manhattan is Not For Sale’s Article 78 petition challenging the legality of the Inwood Rezoning. The rezoning was proposed by the city’s Economic Development Corporation and was set to up-zone 59 blocks in the Inwood neighborhood of Manhattan. Approval of the rezoning would permit property owners to build mixed-use commercial and residential developments up to thirty stories tall, where predominantly one to two story-buildings and warehouses previously existed. The plan also included nearly 1,600 new affordable housing units. Northern Manhattan is Not For Sale is an unincorporated association of individuals and organizations alleging the City failed to study the critical impacts of the rezoning before City Council approved the application on August 8, 2018. In large part Northern Manhattan is Not For Sale believes that the rezoning will displace longtime Inwood residents.

    Queens Auto Dealership Seeks Rezoning For Mixed-Use Development

    Major World strives for residential development on Northern Boulevard. On September 25, 2019, City Planning unanimously approved an application to rezone the property located at 44-01 Northern Boulevard in Long Island City, Queens. The applicant, 44-01 Northern Boulevard, LLC (also known as Major World), seeks to change the zoning from a manufacturing district to allow for a ten-story mixed-use residential development. The site is currently an Auto World sales site, showroom and garage.

    [UPDATE]: City Council Approves Area-wide Rezoning to Allow Home Expansions

    The proposed rezoning will allow growing families in the community to remain in the neighborhood without compromising their desire for more housing space. On September 25, 2019, the City Council  voted to approve the rezoning of two areas in Kew Gardens Hills, Queens. The areas are located northeast of the Kew Gardens Interchange generally bounded by 72nd Avenue to the north, Union Turnpike to the south, Main Street to the east, and Park Drive East to the west. The applicant proposed to rezone the areas to allow for larger homes to be built. The rezoning would give community homeowners the flexibility to expand their homes and ensure already expanded homes are under compliance.

    Proposed Rezoning to Bring 330 Affordable Housing Units to Astoria, Queens

    The proposed development would be near Astoria’s waterfront parks and cultural institutions such as the Noguchi Museum. On September 11, 2019, the City Planning Commission voted to approve an application to develop three mixed-use buildings in Astoria, Queens. The project block is bounded by Vernon Boulevard and Broadway to the north, 33rd Road to the south, 11th Street to the east, and 10th Street to the west. The block is currently occupied by a one-story garage and warehouse. The project will include new housing, local retail, food and beverage businesses, and community facilities. Cipico Construction is the project’s applicant.
