    Council Member Cumbo applauds Community Board for involvement in zoning process. On February 12, 2020, the City Council Subcommittee on Zoning and Franchises held a public hearing on EMP Capital Group’s rezoning on the northeast and southeast corners of Grand Ave and Pacific Street in Crown Heights, Brooklyn. The rezoning would facilitate the construction of a nine-story mixed use development on the northeast corner at 979-985 Pacific Street.     [UPDATE]: City Council Approves Area-wide Rezoning to Allow Home Expansions

    The proposed rezoning will allow growing families in the community to remain in the neighborhood without compromising their desire for more housing space. On September 25, 2019, the City Council  voted to approve the rezoning of two areas in Kew Gardens Hills, Queens. The areas are located northeast of the Kew Gardens Interchange generally bounded by 72nd Avenue to the north, Union Turnpike to the south, Main Street to the east, and Park Drive East to the west. The applicant proposed to rezone the areas to allow for larger homes to be built. The rezoning would give community homeowners the flexibility to expand their homes and ensure already expanded homes are under compliance.

    Modified Rezoning to Bring New Mixed-Use Building to Crown Heights

    City Planning modified the proposed rezoning so the development would better conform with the vision for the neighborhood, which is currently undergoing a land use study. On May 2, 2019, the City Council Subcommittee on Zoning and Franchises voted to approve an application for a rezoning that will facilitate the development of a new nine-story, mixed-use building in the Crown Heights neighborhood of Brooklyn. The applicant initially sought to rezone an area comprised of approximately 12 lots on the northeastern portion of a block bounded by Pacific Street to the north, Dean Street to the south, Classon Avenue to the east, and Grand Avenue to the west from a manufacturing district, M1-1, to a mixed residential and commercial district, R7D/C2-4. The applicant’s proposed rezoning would have facilitated the development of an eleven-story residential building with a commercial space and a community facility on the ground floor at 1010 Pacific Street. On April 8, 2019, the City Planning Commission voted to approve the rezoning after modifying it from an R7D/C2-4 district to an R7A/C2-4 district, limiting the building to nine stories. (more…)

    City Council Approves Inwood Neighborhood Rezoning Despite Residents Disapproval

    On August 8, 2018, the City Council approved the Inwood Neighborhood Rezoning amidst resident concerns and disapproval. Mayor Bill de Blasio and Council Member Ydanis Rodriguez celebrated the rezoning approval. The rezoning was developed over the course of three years and affects 59 city blocks in the northern Manhattan neighborhood. The Economic Development Corporation, together with the Department of Housing Preservation and Development, the Department of Citywide Administrative Services, and the Department of Small Business Services, proposed the land use actions to implement a comprehensive rezoning plan in accordance with the goals of the Mayor’s Housing New York: Five-Borough, Ten-Year Plan and began to implement the Inwood NYC Action Plan.     City Council Subcommittee Hears Jerome Avenue Rezoning Plan

    Amidst opposition from community members and organizations, the Jerome Avenue Rezoning plan had its day at the City Council. On February 7, 2018, the City Council’s Subcommittee on Zoning and Franchises held a public hearing on the application by the Department of City Planning and Department of Parks and Recreation for a zoning text amendment, zoning map amendment, and City Map amendment to de-map a portion of Corporal Fischer Place and to map new parkland along Jerome Avenue in the Bronx. The application was submitted in conjunction with several related actions to facilitate land use modifications associated with the Jerome Avenue Neighborhood Plan (Plan). The Plan’s aim is to foster a vibrant mix of residential, commercial, and community facility uses along the two-mile Jerome Avenue corridor in Bronx Community Boards 4, 5, and 7 in the southwest Bronx.
