Support for individual landmark designations of Beaux-Arts Hotel and Neo-Renaissance Office Building expressed at hearing. On February 20, 2018, the Landmarks Preservation Commission held public hearings on the potential designations of Hotel Seville and the Emmet Building, both in East Midtown, in the area to the north of Madison Square. Landmarks added both buildings to its calendar in December of 2017. (more…)

A three-building mixed-use project will create 655 affordable housing units, 4 community gardens, an elevated public courtyard, space for Mt. Sinai medical offices and a DREAM charter school in East Harlem. On October 2, 2017, the City Planning Commission issued a favorable report on the Sendero Verde application submitted by NYC Department of Housing Preservation and Development (“HPD”). The application will facilitate the development of three mixed-use buildings containing 655 affordable units, commercial and community facilities, community gardens, and publicly accessible open space. The project will be developed between 112th Street to the north, 111th Street to the south, Park Avenue to the east, , and Madison Avenue to the west. (more…)

Potential individual landmarks added to the Commission’s calendar include two schools and a former meat packing plant. On November 14, 2017, Landmarks voted to add three items in East Harlem to its calendar for consideration as individual City landmarks. The three buildings are: The Richard Webber Harlem Parking House, at 207 East 109th Street; the former Public School 109, at 215 East 99th Street; and the former Benjamin Franklin High School, at 260 Pleasant Avenue. The identification of the properties were done through a survey undertaken as part of a comprehensive plan to bring affordable housing and other public benefits to East Harlem. (more…)

City Planning approved a special permit for a retail establishment in the bottom floor of a 17-story building on the Upper East Side. On October 4, 2017, the City Planning Commission issued a favorable report on an application for a special permit from the 19 East 72nd Street Corporation—owner of 19 East 72nd Street in Manhattan’s Upper East Side. The application sought a special permit to modify the use regulations of Section 22-10 and the sign regulations of Section 22-30 of the Zoning Resolution to allow for retail uses on portions of the ground floor of the existing 17-story building. The residential conversion project includes the restoration of cast-iron building in SoHo Cast-Iron Historic District. On September 7, 2017, the City Council voted 45-0 to approve an application for a special permit to allow residential and retail uses at 40 Wooster Street in Manhattan’s SoHo neighborhood. The applicant, 40 Wooster Street Restoration LLC which is a subsidiary of the Northwind Group, sought the special permit to allow for residential and retail uses in what was once a primarily manufacturing district but has become over the years a mixed-use district. The SoHo Cast-Iron Historic District, which includes 40 Wooster Street, now contains many cast-iron loft buildings with retail, restaurants, galleries, and boutique clothing stores on the ground floor and with office and residential space on the upper floors.
