Commissioners raised early questions about implementation and funding issues. On January 30, 2023, the City Planning Commission held a review session and overview discussion for the proposed Zoning for Carbon Neutrality amendment, one of the three City of Yes amendments proposed by Mayor Eric Adams last year. The Zoning for Carbon Neutrality amendment aims to reduce or eliminate unnecessary restrictions within the zoning text that inhibit a developer or building owner from using sustainable technology and design in their properties. While the official text of the amendment is not finished at this time, this hearing provided an overview about the goals of the amendment and highlighted common issues to be addressed by the amendment. On September 7, 2022, the City Planning Commission held a public hearing for the 280 Bergen Street Rezoning project, an application that would enable the construction of a four-building mixed use development in the Boerum Hill section of Brooklyn. The applicant seeks to rezone the majority of the block surrounded by Bergen Street to the north, Wyckoff Street to the south, Nevins Street to the west and Third Avenue to the east. (read more…)

The new building will enable the church to provide more services to the local community. On June 8, 2022, the City Planning Commission held a public hearing for an application for a mixed use residential and community facility building at 1810 Randall Avenue in the Soundview section of the Bronx. The building, Casa de la Fe, will also hold a church. The applicants are the church, the Second Pentecostal Church of God La Hermosa, and Vertical Community Development Group LLC. The proposed zoning site consists of three tax lots on the northern portion of the block with Randall Avenue to the north, Beach Avenue to the west, Taylor Avenue to the east, and the southern border 100 feet into the block. The proposed zoning site consists of unused one-story commercial buildings, the existing church, and a parking lot. (read more…)

The buildings would provide residential, commercial, and industrial spaces. On May 11, 2022, the City Planning Commission held a public hearing for an application that would facilitate the development of two eight-story mixed use buildings that will offer residential, commercial, industrial and office spaces in Ravenswood, Queens. The rezoning area consists of the entire block bounded by 33rd Road to the north, 34th Avenue to the south, 11th Street to the west and 12th Street to the east. The two buildings take up a majority of space on the block, with the exclusion of a portion of the midblock facing 11th Street. The current block has a vacant lot and warehouses. (read more…)

Parking availability in the neighborhood had been a point of concern for the Community Board. May 11, 2022, the City Planning Commission voted to approve an application for a mixed-use residential and commercial building at 4541 Furman Avenue in the Wakefield section of the Bronx. The rezoning site is on a portion of the block bounded by East 240th Street, a line 300 feet north of East 239th Street to the south, White Plains Road to the west, and Furman Avenue to the east.
