    Mayor Announces Proposed Zoning Changes to Affordable Housing, Small Business Restrictions and Sustainability

    The zoning text amendments are in development and will be drafted with input from stakeholders before undergoing public review later this year. On June 1, 2022, Mayor Eric Adams announced a plan for a series of new zoning text amendments and programs aimed at removing obstacles for the recovery of small businesses, increased affordable housing, and the expansion of green technology to promote sustainability. The three zoning text amendments – the Zoning for Economic Opportunity, Zoning for Housing Opportunity, and Zoning for Zero Carbon aim to reduce bureaucracy within the City’s zoning text to make room for the City’s continued growth and recovery from the COVID-19 pandemic.     City Planning Commission Approves Two Amendments Promoting Health and Fitness

    Commissioners raised concerns about the removal of special permits as a way to vet out illegitimate massage parlors. On October 20, 2021, the City Planning Commission voted to approve two applications proposed by the City to support small businesses and promote healthy food options and fitness. The two applications, the FRESH Program Expansion and the Health and Fitness Text Amendment, were part of a series of zoning proposals proposed earlier this year.  (more…)

    Mayor Announces Zoning Proposals for Grocery Stores, Transit Accessibility, Small Businesses

    The zoning proposals include allowing gyms and spas to open as-of-right. On March 9, 2021, Mayor Bill de Blasio announced several proposed zoning changes to support small businesses, create more groceries stores and improve accessibility across the city.     Coney Island Rezoning Fails Following Community Concerns

    City Planning voted no in part to questions regarding alleged comments made by project attorney at Community Board hearing. On January 9, 2019, the City Planning Commission voted to disapprove a proposed rezoning of the northern portion of a block situated between Surf Avenue to the north, Reigelman Boardwalk to the south, West 22nd Street to the east, and West 23rd Street to the west, in Coney Island, Brooklyn. The rezoning would have allowed for a new five- and twelve-story mixed-use building with retail and 78 dwelling units, 20 of which would have been permanently affordable. A public hearing on this application was held on December 5, 2018. (more…)
