    Public Hearing on Contested Industry City Expansion

    Despite two years of discussion, Industry City ownership unable to convince Council Member Menchaca and Community Board 7 to support expansion. On February 19, 2020, the City Planning Commission held a public hearing on an application for four land use actions to expand bulk and use requirements for Industry City, in Sunset Park, Brooklyn. Industry City is a 5.3 million square feet mixed-use complex comprised of sixteen buildings with commercial, manufacturing, and community facility uses. Industry Park is located in an area bounded by 32nd Street to the north, 41st Street to the south, Third Avenue to the east, and the Brooklyn Waterfront to the west. The proposed actions will facilitate and support the redevelopment and expansion of Industry City. Industry City plans to construct three new buildings on the complex and include hotels, office spaces, academic centers, and more large scale retail establishments.

    Community Wants More Zoning Protections in Union Square South SD Expansion

    Hotel special permitting fails to address other types of development in the Union Square South area. On January 22, 2020, the City Planning Commission held a public hearing on an application by the Department of City Planning for an expansion of the Special Union Square District, and the establishment of a special permit requirement for new hotel development in the expansion area.

    Workforce Housing Scrapped From Proposed Astoria Development

    City Council Subcommittee announces modification to Mega LLC’s proposed development. On January 30, 2020 the City Council Subcommittee on Zoning and Franchises approved Mega LLC’s ULURP application to rezone Block 769 in Astoria, Queens with a modification to the Mandatory Inclusionary Housing component. The rezoning would help facilitate the construction of an 8-story, mixed-use development. Block 769 in Queens is bounded by Ditmars Avenue to the north, 23rd Avenue to the south, 46th street to the east and 45th street to the west.  The subcommittee held a public hearing on the application on January 14, 2020 and City Planning approved this application on January 8, 2020.     City Planning Hears Application to Redevelop Lenox Terrace

    Public appears at public hearing in strong opposition of the proposed redevelopment of Lenox Terrace. On December 18, 2019, the City Planning Commission heard an application by the Olnick Organization to re-zone and re-develop Lenox Terrace. Lenox Terrace is an existing residential development on a twelve acre superblock in the Harlem neighborhood of Manhattan. The block is situated between 135th Street to the north, 132nd Street to the south, 5th Avenue to the east and Malcom X Boulevard to the west. Presenting for the applicants were Ethan Goodman and Elizabeth Bennet of Fox Rothschild LLP and Christopher K. Grabé from Davis Brody Bond.

    Developer Seeks Rezoning to Build Nine-Story Building in Crown Heights [UPDATED]

    Community Board and Borough President in agreement about a slightly smaller zoning designation. On January 8, 2020, the City Planning Commission heard an application by EMP Capital Group to rezone a portion of two blocks fronting on the corner of Grand Avenue and Pacific Street in Crown Heights, Brooklyn. The rezoning would help facilitate the development of a nine-story mixed-use building at 979-985 Pacific Street. The applicant is represented by Richard Lobel of Sheldon Lobel P.C.
