    City Council Approves Major Bay Street Corridor Plan with Modifications

    Before reaching the City Council, the project received mixed support over concerns that the area was ill-equipped for the increased density. On June 26, 2019, City Council voted to approve with modifications an application that would help implement a major City-initiated plan to redevelop Staten Island’s Bay Street Corridor, which connects the St. George, Tompkinsville, and Stapleton neighborhoods. The comprehensive plan will redevelop the Bay Street Corridor into a walkable, transit-oriented community that provides housing, jobs, and local businesses. The plan had been in the making for over four years and is the result of a coordinated effort among various City agencies and the community. The development is projected to bring 1,000 new jobs, 1,300 new affordable homes, investments in parks, schools and sewers, and a new recreation center. To help implement the plan, the Department of City Planning, the Department of Administrative Services, and the Department of Housing Preservation and Development brought several actions subject to the public review process, ULURP.     City Council Denies Proposed Development Next to Merchant House Museum

    Supporters of preserving the Merchant House Museum rejoice in victory, but the battle may not be over as future demolition and construction is possible. On September 26, 2018, the City Council voted to disapprove the application for a rezoning at 27 East 4th Street in Manhattan. The Application would have allowed for an 8-story, 28-room hotel or office building with a restaurant and lobby below the second floor, with approximately 17,141 square feet of total floor area. The development site is located within the NoHo Historic District Extension, and is adjacent to the Merchant House Museum, an 1832 rowhouse that is an individual, interior, and national historic landmark. The Merchant House was the City’s first designated landmark and one of the first 20 landmarks designated in the state. It is only one of 120 interior landmarks in the City and one of only 6 residences. (more…)

    Council Subcommittee Hears Proposal for Two Mixed-Use Towers in Long Island City

    Community members voiced concerns about infrastructure and affordability for the proposed addition of almost 500 units. On September 17, 2018, the City Council Subcommittee on Zoning and Franchises heard an application by the Department of Housing Preservation and Development (HPD) and the Department of Citywide Administrative Services (DCAS) for a proposed two-building mixed-use, mixed-income project on Jackson Avenue in Long Island City, Queens. The developers, Lions Group NYC, and Fetner Properties, also applied for special permits to modify building setback requirements and to create a parking garage. (more…)

    Council Approves Harlem African Burial Ground

    The Harlem African Burial Ground, affordable housing, and commercial space will replace the 126th Street Bus Depot. On September 27, 2017, City Council approved the 126th Street Bus Depot redevelopment by a vote of 42-0. The land use application, by NYC Economic Development Corporation, includes a zoning map amendment, zoning text amendment, city map change, and future disposition of city-owned property. This action will facilitate the development of affordable housing, commercial space, and the Harlem African Burial Ground Memorial.     East Harlem Redevelopment Greenlit by City Council

    City Council approved with modifications a redevelopment plan that will bring 3 high school facilities, 315 affordable housing units, a new park and playground, retail space, and job opportunities to East Harlem. On August 24, 2017, the City Council voted 41-0 to approve a modified land use application for the redevelopment of a full city block in East Harlem. The application for redevelopment from the New York City Education Construction Fund and AvalonBay Communities was approved by the City Planning Commission on June 21, 2017. The entire redevelopment requires a zoning map change (LU 0700-2017), a zoning text change (LU 0701-2017), and 2 special permits (LU 0702-2017 and LU 0703-2017). (more…)
