    The Mayor joins a collective call from New York leadership at the federal, state and municipal levels to help New Yorkers avoid evictions with federal rental assistance. On January 13, 2022, Mayor Eric Adams announced a new push to promote tenant protections that are available in New York City and called for an infusion of funds from the US Department of Treasury into the state’s Emergency Rental Assistance Program. The announcement comes as the state’s eviction moratorium is set to expire on January 15th.  (more…)

    The bills help provide protections for workers amidst the ongoing pandemic and economic crisis. On September 28, 2020, Mayor Bill de Blasio signed three bills into law. This package of bills expands protections for workers, consumers, and commercial tenants by expanding the City’s paid safe and sick leave, extending protection for commercial tenants, and protecting the jobs of hotel workers.     Council Votes to Approve Bill to Safeguard Elderly Tenants’ Rights

    On January 19, 2023, the New York City Council voted to approve a bill that would help safeguard elderly renters. Int.673-2022, sponsored by Council Member Crystal Hudson, would entitle renters over the age of 60 facing eviction or termination of tenancy full legal representation at no cost. (more…)

    City Council Passes Legislation to Limit Fees Landlords Can Collect From Tenants for Early Vacancies

    The bill amends the landlord’s duty to mitigate damages for an early vacancy of a leased residence. On November 23, 2021, the City Council passed Int. 2312-A, which limits the fees landlords can collect from tenants who vacate prior to the end of a lease to prepare the property for the next rental. The bill, sponsored by Council Member Kevin C. Riley, helps balance the needs of landlords to pay for the maintenance of units in preparation for re-rental and protects tenants from exorbitant fees.     Commercial tenant unprotected by new law

    Commercial tenant claimed the 2019 Housing law required owners to provide a written notice of nonpayment of rent. The owner of a building located at 41 East 11th Street, Manhattan, filed a petition in Civil Court to evict its commercial tenant, Washington Square Institute, for non-payment of rent. The owner claimed rent in the amount of $240,007 for the period of August 2019 through October 2019, calculated at the monthly rent of $67,561. The owner moved for summary judgment. (more…)
