    City Council Approves Zoning Text Amendment for Permanent Open Restaurants Program

    City Council still needs to pass legislation establishing the program. On February 24, 2022, the City Council voted to approve the zoning text amendment that will remove geographical restrictions where sidewalk cafes can operate across the city. This vote completes the first step in the creation of a permanent open restaurant program.  (more…)

    Court affirms Pfizer rezoning

    Old Pfizer Facility Rezoned for mixed uses. The pharmaceutical company Pfizer operated out of a modest red-brick building located at the intersection of Harrison Avenue and Bartlett Street in the Broadway Triangle neighborhood of Williamsburg, Brooklyn until Pfizer relocated in 2007. In 2012, Harrison Realty, LLC. purchased Pfizer’s Brooklyn real estate for $12,750,000. Since purchasing the Pfizer Site, the building has been demolished and the site officially designated a ‘brownfield.’ Harrison rented the site out as short-term equipment and vehicle storage for nearby construction sites.     City Planning Approves Rockaway Beach Rezoning for Mixed-Use Buildings to Create a Gym

    The proposed rezoning will allow for the facilitation of a new physical cultural establishment and the promotion of vibrancy and public engagement. On July 28, 2021, the City Planning Commission approved a zoning map amendment proposed by Beach 116th Associates LLC to facilitate the development of a gym located at 133 Beach 116th Street in Rockaway Beach. To facilitate the creation of the gym, the applicant requested a zoning map amendment to change the present residential district that allows for a local retail space to a residential area that allows for more diverse businesses like gyms, theatres, and more.     Zoning is under attack in New York City. Not here or there, in this location or that, but the concept itself. This has been the long game of the city’s real estate interests, and after a decade of raids those interests have launched a full assault on several fronts.     NYC Mayoral Candidates Land Use Policy Recap

    The Mayoral Election will help shape the City’s land use and housing policymaking decisions. Between now and June 20th, early voting is available for the NYC Primary, in which New Yorkers will help decide who will be the next Mayor of New York City. Over the course of their campaigns, mayoral candidates have developed and shared their positions on a variety of land use and housing issues including developing affordable housing, handling the eviction and homelessness crisis, revising land use review processes, how to develop underutilized space, NYCHA, and building inspections.  (more…)
