    CPC Hears Application for Ten-Story Mixed Use Building in Greenpoint

    The building will feature retail, commercial and residential uses to replace a manufacturing warehouse. On March 16, 2022, the City Planning Commission held a public hearing for an application that would facilitate the construction of a ten-story mixed use residential and commercial building at 840 Lorimer Street in Greenpoint, Brooklyn. The requested rezoning site is the six southernmost lots on the block with Nassau Avenue to the north, Manhattan Avenue to the east, Driggs Avenue to the south and Lorimer Street and McCarren Park to the west. The project site will occupy three of the six lots, replacing an old manufacturing warehouse owned by the applicant, Zucker Enterprises, LLC. Sheldon Lobel, P.C. represented the applicant. (more…)

    City Planning Hears Application for Eight-Story Mixed-Use Building in Springfield Gardens, Queens

    The eight-story building would be adjacent to mostly two-story homes. On February 16, 2022, the City Planning Commission held a public hearing on an application that would facilitate the construction of a new mixed-use residential and commercial building at 146-93 Guy R. Brewer Boulevard. The proposed rezoning area consists of the entire eastern-facing side of Guy R. Brewer Boulevard between 146th Terrace to the north and 147th Avenue to the south. The proposed project site is a vacant lot that formerly had a gas station on the south east corner of Guy R. Brewer Boulevard and 147th Avenue.     Sidewalk cafe permit denied

    Owner of West 23rd Street restaurant sought to extend seating outside. In May 2018, Maxver LLC applied to the City Department of Consumer Affairs for consent to open an unenclosed sidewalk café outside of Calle Dao Chelsea, the Cuban-Chinese fusion restaurant that Maxver operates on Manhattan’s West 23rd Street. The application called for four tables, each seating two people. Consumer Affairs forwarded the application to Community Board No. 4, which, after a public hearing, unanimously voted against the application. Residents of the building that housed the restaurant opposed the sidewalk café based upon their negative experience with a previous sidewalk café at the same location. Maxver had also breached past agreements with the residents and the Community Board, including serving bottomless brunch (i.e., unlimited quantities of alcohol for a set price), despite promising not to, and by violating the condition of its liquor license that it would not apply for a sidewalk café.     City Planning Approves Rockaway Beach Rezoning for Mixed-Use Buildings to Create a Gym

    The proposed rezoning will allow for the facilitation of a new physical cultural establishment and the promotion of vibrancy and public engagement. On July 28, 2021, the City Planning Commission approved a zoning map amendment proposed by Beach 116th Associates LLC to facilitate the development of a gym located at 133 Beach 116th Street in Rockaway Beach. To facilitate the creation of the gym, the applicant requested a zoning map amendment to change the present residential district that allows for a local retail space to a residential area that allows for more diverse businesses like gyms, theatres, and more.
