    City Planning Approves Rockaway Beach Rezoning for Mixed-Use Buildings to Create a Gym

    The proposed rezoning will allow for the facilitation of a new physical cultural establishment and the promotion of vibrancy and public engagement. On July 28, 2021, the City Planning Commission approved a zoning map amendment proposed by Beach 116th Associates LLC to facilitate the development of a gym located at 133 Beach 116th Street in Rockaway Beach. To facilitate the creation of the gym, the applicant requested a zoning map amendment to change the present residential district that allows for a local retail space to a residential area that allows for more diverse businesses like gyms, theatres, and more.     City Planning Holds Public Hearing for Addition of Dialysis Center to Nursing Home in Sheepshead Bay

    The application will add square footage in the basement but not change the height of the building. On July 14, 2021, the City Planning Commission heard an application for an upgrade in residential rezoning to allow for the construction of a dialysis center and other changes at the Sheepshead Nursing and Rehabilitation Center at 2840 Knapp Street in Sheepshead Bay, Brooklyn.  (read more…)

    City Planning Hears Application for Hotel, Affordable Housing in Belmont

    The proposed hotel would be located near several cultural, academic and medical institutions within the Bronx. On March 3, 2021, the City Planning Commission held a public hearing for an application to build a hotel and a residential building on East 188th Street between Arthur Avenue and Hughes Avenue. Currently, the site consists of low-density residential and commercial buildings and a funeral home; none of the residential units are currently rent stabilized, and the commercial tenants are being assisted in relocating.  (read more…)

    City Planning Hears Application for Two Affordable Buildings in the Bronx

    The buildings will bring 238 affordable units to the area. On February 3, 2021, the City Planning Commission held a public hearing for an application to build two affordable mixed-use buildings at 1099 Webster Avenue in the East Concourse section of the Bronx. The buildings will be on the west side of Webster Avenue between East 166th Street and East 167th Street. The site is currently the location of a parking lot and a former automotive repair shop.     City Planning Hears Application for New Office Building in Borough Park

    The building will house the company’s administrative functions. On December 2, 2020, the City Planning Commission held a public hearing for an application from Chartwell Pharmaceuticals to build a new office building at 5802 – 5806 16th Avenue in Borough Park, Brooklyn. The application would rezone a residential district to a commercial district to facilitate the construction of a five-story office building. There are currently three mixed-use buildings whose current tenants have already agreed to vacate. (read more…)
