    Proposed Rezoning to Bring 330 Affordable Housing Units to Astoria, Queens

    The proposed development would be near Astoria’s waterfront parks and cultural institutions such as the Noguchi Museum. On September 11, 2019, the City Planning Commission voted to approve an application to develop three mixed-use buildings in Astoria, Queens. The project block is bounded by Vernon Boulevard and Broadway to the north, 33rd Road to the south, 11th Street to the east, and 10th Street to the west. The block is currently occupied by a one-story garage and warehouse. The project will include new housing, local retail, food and beverage businesses, and community facilities. Cipico Construction is the project’s applicant.

    Planning Commission Approves Jackson Heights Rezoning for Eight-Story Retail and Commercial Building

    The City Planning Commission approved the construction of an eight-story mixed-use retail, community facility and office development in Jackson Heights. On May 24, 2017, the City Planning Commission issued a favorable report on an application from H & M LLC to facilitate the construction of a new mixed-use building with 219 accessory parking spaces at 74-04 Northern Boulevard in Queens’ Jackson Heights neighborhood. The application requested a zoning map amendment to change the project area from a C8-1 zoning district to a C4-3 zoning district, and a zoning text amendment to designate the project as a Mandatory Inclusionary Housing area.     City Planning Hears Application for Residential Development with a 250 Seat Theater in Astoria

    The proposed zoning actions seek not only to facilitate the development but also bring block’s current uses in conformance. On December 4, 2019, the City Planning Commission heard an application by Mega LLC and the Pancyprian Association of American to rezone and redevelop an entire block in Astoria, Queens. The applicants proposed two eight-story buildings connected at the ground floor level with a green space between the buildings. The development includes affordable housing components and the creation of a new theater for the Pancyprian Association.  Nora Martins from Akerman LLP and Emanuel Kokinakis from Mega LLC presented the application.

    Phipps Houses withdrew its application for its ten-story, Barnett Avenue development following a lack of community support. On September 20, 2016, Phipps Houses, the oldest and largest not-for-profit developer of affordable housing in New York City, withdrew its Barnett Avenue development proposal—the day before its scheduled public hearing in front of the City Council’s Subcommittee on Zoning and Franchises. Phipps Houses had sought a zoning map change and two zoning text amendments to facilitate the construction of a new mixed-use development in the Sunnyside neighborhood of Queens. (more…)
