    New East New York Development to Renovate Shelter and Create Affordable Housing

    The new development proposes services for both residents and the greater East New York community. On October 16, 2019, the City Planning Commission voted to approve a land use application to develop four mixed-use buildings in East New York, Brooklyn. The lot is bounded by Sutter Avenue to the north, Blake Avenue to the south, Snediker Avenue to the west, and Hinsdale Street to the east. To facilitate the new 387,100 square feet development, the applicants would demolish the existing three-story homeless shelter at 515 Blake Avenue. The project will redevelop the shelter and bring affordable housing, community facilities, and retail. The Department of Housing Preservation and Development, HELP USA, a national non-profit focused on providing shelters, Department of Homeless Services, Kramer Levin Naftalis & Frankel, and Curtis + Ginsberg Architects are the applicant team.

    HPD and Private Developers Partner to Bring 235-Unit Affordable Building to Bedford-Stuyvesant

    The project will be financed under an HPD program that requires low and extremely low income affordability and set-asides for the formerly homeless. On March 27, 2019, the City Planning Commission voted to approve an application that will bring a 14-story affordable mixed-use development with 235 residential units to 1921 Atlantic Avenue in the Bedford/Stuyvesant neighborhood of Brooklyn. The application was brought by the Department of Housing Preservation and Development in conjunction with DTF Atlantic, a joint venture between two developers, Dabar Development Partners and Thorobird Companies. City Planning held a public hearing on the application on February 27, 2019. (more…)

    Third Industrial Business Incentive Area Project Approved by City Planning in Williamsburg

    City Planning Commissioners voice concern over approving too many IBIAs before knowing the impacts that such projects will have on the area. On February 27, 2019, the City Planning Commission voted to approved another Industrial Business Incentive Area (IBIA) within the Greenpoint/Williamsburg Industrial Business Zone (IBZ) of Brooklyn. This project will be the third of its kind, with 25 Kent Avenue as the first, and 12 Franklin Street as the second.  This application expands the existing IBIA to include a new area comprised of six lots, located on a portion of block bounded by North 14th Street to the north, North 13th Street to the south, Berry Street to the west, and Wythe Avenue to the east. Designation as an IBIA unlocks two special permits, one to increase the maximum floor area ratio (FAR) and building envelope regulations, and another to waive parking and loading requirements. Utilizing the two special permits, the applicant will develop a new seven story building at 103 North 13th Street that will contain a mix of light industrial, retail and office space. (more…)

    Greenpoint Hospital To Become Affordable Housing

    Former hospital site will feature 512 affordable units and a new shelter for New Yorkers experiencing homelessness. On September 13, 2018, the Department of Housing Preservation and Development announced that a team had been selected to transform the Greenpoint Hospital site into a mixed-use development. The new development located at 288 Jackson Street will feature approximately 512 affordable units and a new shelter for 200 New Yorkers. (more…)

    Affordable Units To Be Built In Downtown Far Rockaway

    Project will provide large number of affordable housing to recently rezoned neighborhood. On July 11, 2018, Mayor Bill de Blasio and Council Member Donovan Richards announced the two projects in the Downtown Far Rockaway area that will create over 670 units of affordable housing following the Downtown Far Rockaway rezoning approval ten months ago. The project is also being led by the New York City Economic Development Corporation, Department of Housing Preservation and Development, Housing Development Corporation. (more…)
