    CPC Holds Hearing on Proposed Oxford Nursing Home in Red Hook

    Opponents of the nursing home are primarily concerned about its proposed location being within a flood zone. On March 30, 2016, the City Planning Commission heard testimony on an application submitted by Conover King Realty, LLC, on behalf of Oxford Nursing Home, to build a new nursing home in the Red Hook neighborhood of Brooklyn. The proposed nursing home would be eight stories tall with the capacity to hold 200 beds and would serve to re-locate the existing Oxford Nursing Home located in Brooklyn’s Fort Greene neighborhood.

    Residential use approved in Red Hook industrial zone

    BSA sides with owner despite strong opposition. On August 22, 2006, BSA granted a variance to Atlas Packaging Solutions Holding Corporation, the owner of a vacant, 2,500- square-foot lot at 146 Conover Street in Red Hook, Brooklyn, to allow construction of a six-unit, four-story, 5,350-square-foot residential building in a manufacturing zone (M2-1). Prior to 1980, the lot contained a residential building.

    In support of the variance, Atlas argued that the site’s small size and the fact that the two adjacent lots contained residential uses made modern industrial uses unmarketable. Atlas submitted a study showing that as-of-right development would be infeasible and a survey showing no other vacant, small manufacturing sites in Red Hook with adjacent residential uses. It also offered proof of its efforts to market the site for manufacturing uses. Atlas had initially proposed a taller eight-unit building, but, upon BSA’s request, reduced the height and number of units to match adjacent buildings. BSA also directed Atlas to eliminate the cellar to avoid added construction costs. (more…)

    Ikea Development Approved; Sent to Council

    Ikea to build a 346,000-square-foot waterfront store in Red Hook. The City Planning Commission approved an application by Ikea Property, Inc., for the development of a 346,000-square-foot furniture store and three ancillary buildings on a 22-acre site along the Red Hook, Brooklyn waterfront. The store, Ikea’s first in New York City, will be its largest store in the United States. The Commission also approved 70,000 sq.ft. of retail and restaurant space and a 6.3-acre public esplanade/bikeway.

    Red Hook is primarily zoned M3-1 for heavy manufacturing. Recently, the neighborhood has begun a slow revitalization with the opening of the Community Justice Center in 2000 and with increasing private renovations to its residential and neighborhood retail buildings. (more…)
