    Comptroller Report Finds Airbnb Usage Contributed to High Rent Problem

    On April 2018, New York City Comptroller Scott M. Stringer issued a report on the impact of Airbnb on City rents. The report looked at how the home-sharing company impacted rent in the City over the period of 2009 to 2016. The report found that rental rates increases during this time period can be attributed to Airbnb. (read more…)

    Airbnb Host Evicted from Apartment in Greenwich Village

    Rent-stabilized tenant substantially profited from 93 individual Airbnb sublettings. In 2010, Linda Lipetz was diagnosed with cancer and was unable to work for over a year. From March 2011 to August 2012, in order to subsidize her rent, Lipetz sublet her rent-regulated apartment located at 39 Fifth Avenue in Greenwich Village. Lipetz hosted 93 different people for 338 total days through Airbnb, charging a nightly rate of $95 for one person and $120 for two, and generating $33,592 in revenue. (read more…)

    Appellate Court Upholds AirBNB Law [UPDATE: Court of Appeals Denies Leave to Appeal]

    Court found that DOB letter of objection exception to the Multiple Dwelling law was no longer valid. On March 17, 2016, New York Appellate Court reversed a Lower Court’s Decision and thus denying Grand Imperial LLC’s Petition for a Letter of No Objection to rent its property for shorter than the legally required time period. Grand Imperial LLC owns a Single-Room Occupancy building, located at 307 West 79th Street on Manhattan’s Upper West Side, with predominantly affordable housing units. (read more…)

    Two Housing Advocacy Groups Issue Report on Airbnb’s Effect on Residential Rental Rates

    The report found that the pervasive use of Airbnb in New York City is likely the indirect causation of incredibly low residential vacancy rates and rising rental rates. In June of 2016, housing advocacy groups Housing Conservation Coordinators and MFY Legal Service jointly issued a study on the impact Airbnb and similar short-term rental-facilitating platforms have on the traditional housing market in New York City. While there are several companies connecting short-term rental apartments with people seeking such accommodations, the biggest player in the market right now is undoubtedly Airbnb.

    State Legislature Passes Bill to Ban Online Advertisements of Illegal Short-Term Apartment Rentals

    The legislation, which is the first of its kind in the Nation, represents New York’s newest tool in its battle with Airbnb. On June 17, 2016, the New York State Legislature passed the first state bill in the Nation to ban online advertisements for illegal apartment rentals. The bill, sponsored by Assembly Member Linda Rosenthal and Senator Andrew Lanza, seeks to protect the at-risk stock of the City’s affordable housing units, which are illegally rented most prominently through Airbnb.
