    Master Plan for Future Adaptations to West Side Powerhouse Approved

    To facilitate the continued use of the former Interborough Rapid Transit Company Powerhouse as Con Edison Steam plant, plan adopted to allow for rooftop mechanical equipment and the creation of entrances for installing equipment. On January 9, 2018, the Landmarks Preservation Commission (“Landmarks”) voted to approve a master plan presented by Consolidated Edison (“Con Edison”) for the recently designated Interborough Rapid Transit Company Powerhouse at 855 11th Avenue on Manhattan’s West Side. The block-sized Beaux-Arts building, with its exterior designed by Stanford White, was built under the influence of the City Beautiful movement, bringing classical grandeur to the civic experience. Built to provide electricity to the Interborough Rapid Transit’s subway system, the plant is now owned by Con Edison, which operates the building as a steam-generating plant.     (more…)

    West Village Development Roundly Criticized by Area Residents

    Project would entail the demolition of two former service station buildings, and the erection of a new six-story-plus penthouse corner structure with residential and commercial uses. Landmarks considered an application for a new development spanning two lots at 536 and 544 Hudson Street on July 25, 2017. The site, at the corner of Charles Street, lies within the Greenwich Village Historic District. The property’s developer is William Gottlieb Real Estate. (more…)

    West 10th Street Rowhouse Facade to be Restored to 19th-Century Condition

    Renovation would include the removal of roof skylight, thought to be an important historical layer by some preservationists. On May 2, 2017, the Landmarks Preservation Commission considered and approved an application for restoration work at 38 West 10th Street in the Greenwich Village Historic District. The lot is occupied by a two-bay rowhouse constructed in 1858. The building’s original brownstone cladding was lost and replaced with stucco, and the building has also been stripped of its decorative details. The applicants proposed restoring the facade to its 19th century condition, creating a clerestory above the cornice, adding an areaway gate, and removing a rooftop skylight. (more…)

    Zoning Committee Hears Testimony on New 22-Story Building in West Chelsea

    City Council’s Zoning Committee discusses proposed construction of a 22-story building next to U-Haul depot on West 23rd Street. On March 28, 2017, the City Council’s Zoning Subcommittee heard testimony on an application to modify bulk regulations within the Special West Chelsea District in lower west Manhattan. The applicant, 23rd and 11th Associates LLC, sought a zoning text amendment to permit the distribution of floor area across different commercial zoning districts and subarea boundaries for zoning lots fronting on 11th Avenue and West 23rd Street to allow the allocation of floor area across a single zoning lot on West 23rd Street.
