    Rezoning Application Will Map First MIH Area in Brooklyn Community District 15

    New development will include both residential and commercial uses. On August 8, 2018, the City Planning Commission approved a rezoning application by Quentin Plaza LLC for 1881-1883 McDonald Avenue in the Homecrest neighborhood of Brooklyn. The proposed zoning map and zoning text amendment will facilitate a new mixed-use building. The rezoning area is bounded by Avenue P to the north, East 2nd Street to the east, Woodside Avenue to the south, and McDonald Avenue to the west. (more…)

    City Council Approves Inwood Neighborhood Rezoning Despite Residents Disapproval

    On August 8, 2018, the City Council approved the Inwood Neighborhood Rezoning amidst resident concerns and disapproval. Mayor Bill de Blasio and Council Member Ydanis Rodriguez celebrated the rezoning approval. The rezoning was developed over the course of three years and affects 59 city blocks in the northern Manhattan neighborhood. The Economic Development Corporation, together with the Department of Housing Preservation and Development, the Department of Citywide Administrative Services, and the Department of Small Business Services, proposed the land use actions to implement a comprehensive rezoning plan in accordance with the goals of the Mayor’s Housing New York: Five-Borough, Ten-Year Plan and began to implement the Inwood NYC Action Plan.     Queens Rezoning Application Sees Opposition From Residents

    Mixed-use building seeks to bring residential and commercial space, but residents do not agree. On May 23, 2018, the City Planning Commission held a public hearing on the 40-31 82nd Street Rezoning application by The Heskel Group under representation by Nora Martins of Akerman LLP. The application seeks a zoning map amendment and zoning text amendment to develop a mixed-use building with residential, commercial, and community facility space in a currently vacant lot. The project site is located along Ithaca Street, Baxter Avenue and 82nd Street in Elmhurst, Queens. (more…)

    City Council Subcommittee Hears Jerome Avenue Rezoning Plan

    Amidst opposition from community members and organizations, the Jerome Avenue Rezoning plan had its day at the City Council. On February 7, 2018, the City Council’s Subcommittee on Zoning and Franchises held a public hearing on the application by the Department of City Planning and Department of Parks and Recreation for a zoning text amendment, zoning map amendment, and City Map amendment to de-map a portion of Corporal Fischer Place and to map new parkland along Jerome Avenue in the Bronx. The application was submitted in conjunction with several related actions to facilitate land use modifications associated with the Jerome Avenue Neighborhood Plan (Plan). The Plan’s aim is to foster a vibrant mix of residential, commercial, and community facility uses along the two-mile Jerome Avenue corridor in Bronx Community Boards 4, 5, and 7 in the southwest Bronx.     Commercial Use Amendment Approved for Bedford Avenue Residential Block

    City Planning approved a zoning map amendment permitting ground floor space for commercial use in residential buildings in Williamsburg neighborhood. On December 13, 2017, the City Planning Commission issued a favorable report on the application submitted by 116 Bedford Avenue, LLC—owner of 116 Bedford Avenue in Brooklyn’s Williamsburg neighborhood. This zoning map amendment would permit the building to use ground floor space for commercial use and bring five other existing commercial uses currently located in the ground floors of similar mixed-use buildings on the block into conformance.
