The proposed rezoning will allow for the facilitation of a new physical cultural establishment and the promotion of vibrancy and public engagement. On July 28, 2021, the City Planning Commission approved a zoning map amendment proposed by Beach 116th Associates LLC to facilitate the development of a gym located at 133 Beach 116th Street in Rockaway Beach. To facilitate the creation of the gym, the applicant requested a zoning map amendment to change the present residential district that allows for a local retail space to a residential area that allows for more diverse businesses like gyms, theatres, and more. The new affordable housing development will house 261 low-income and formerly homeless families. On March 19, 2021, Mayor de Blasio and the Department of Housing Preservation and Development announced the groundbreaking of a new affordable housing building in the West Farms section of the Bronx. The building, named Compass Six, is located at 1923 West Farms Road. Compass Six is part of the Compass Resident Development, which will consist of eight buildings and be one of the largest-scale affordable housing developments in the area once completed. The groundbreaking of Compass Six marks the beginning of the final phase of development for the Compass Residence project. (more…)

One year ago, in January 2020, the Expert Panel assigned by Mayor Bill de Blasio to study the Brooklyn-Queens Expressway issued its Final Report. Mayor de Blasio in 2019 appointed the seventeen-person Expert Panel* of which I was a member, following the angry rejection of New York City DOT’s plan for reconstructing the section of the BQE adjacent to Brooklyn Heights, Dumbo and Downtown Brooklyn. City DOT presented its plan publicly September 2019. The plan caused immediate outrage. (more…)

The new bill releases 4,000 new street vendor permits over the course of ten years. On January 28, 2021, the City Council voted to approve Int 1116-B, which provides significant changes to the street vendor system. Prior to the legislation, the number of street vendor permits had been capped at 3,000 since 1983. Given the high demand for permits, limiting the number of permits opened an illegal market for renting out permits. Int 1116-B, sponsored by Council Member Margaret Chin, was created to address these issues by releasing more permits and creating more oversight. (more…)

Indoor dining will be suspended in New York City while gyms and salons can operate on new guidelines. On December 11, 2020, Governor Andrew Cuomo announced changes to COVID restriction guidelines starting Monday, December 14th. Among these changes, indoor dining would be suspended across New York City due to the increase in COVID-19 hospitalization rates. Outdoor dining and takeout/delivery are still permitted. Indoor dining will be allowed to continue at only 25 percent capacity across the rest of the state. (more…)
