    Downtown Far Rockaway Development Plan Clears City Planning

    The City Planning Commission approved the 22-block development plan for the Far Rockaway neighborhood in Queens. On July 10, 2017, the City Planning Commission approved an application by the New York City Economic Development Corporation for the Downtown Far Rockaway Development Plan. The Development Plan includes the designation of the Downtown Far Rockaway Urban Renewal Area, the disposition of city-owned property, and zoning text and map amendments. The community planning process was led by Council Member Donovan Richards. Currently, $110 million of public investments are transforming Downtown Far Rockaway with streetscape reconstruction, sewer upgrades, park improvements, storefront improvement, and library upgrades.     City Planning Approves Baychester Square Mall in the Bronx; City Council Next

    The City Planning Commission approved the construction of the Baychester Square Mall, a destination shopping complex and a single building with 180 units of affordable senior housing in the Bronx. On June 21, 2017, the City Planning Commission issued a favorable report on a joint application from the Department of Citywide Administrative Services and Gun Hill Square LLC. The application requested the disposition of city-owned property, three special permits, a zoning map amendment to upzone the site, and a zoning text amendment to designate the project as a Mandatory Inclusionary Housing area.     City Planning Holds Hearing on 11-Story Middle-Income Building in Bedford-Stuyvesant

    Planning Commission holds hearing for new 11-story mixed-use building with 103 units in Bedford-Stuyvesant neighborhood. On June 21, 2017, the New York City Planning Commission held a public hearing on an application for multiple land use actions to facilitate the development of an 11-story mixed-use building consisting of 71,417 square feet of residential floor area and 13,236 square feet of retail floor area. The applicant, the Department of Housing Preservation and Development, proposed that the site be designated an Urban Development Action Area Project (UDAAP) and the disposition of city-owned land to the developer.     Subcommittee Criticizes City’s Lack of Planning at Lambert Houses [UPDATE: City Council Approves with Modifications]

    UPDATE: On November 29, 2016, the City Council voted 49-0 to approve the Lambert Houses application with modification. The approved application now includes the Mandatory Inclusionary Housing option with deep affordability—half of the apartments will now be affordable for those making 30 percent or less of the average median income. The City has committed $12.3 million for infrastructure improvements in the West Farms area, including the construction of two new schools in the area—adding at least 500 new school seats to the school district. Of the project, City Council Member Ritchie Torres said, “It will offer deeper affordability, significant infrastructure improvements and community upgrades that will benefit all of the residents of the West Farms neighborhood in the Bronx.” (more…)

    New Affordable Housing in East Harlem [UPDATE: City Council Approves Application]

    UPDATE: On November 29, 2016, the City Council voted 49-0 to approve the Lexington Gardens II project. The approval will allow Tahl Propp Equities and L+M Development Partners to proceed with the proposed development which will provide 400 new affordable units. One quarter of the affordable units will be permanently affordable under the Mandatory Inclusionary Housing law, and the remainder will be affordable for 40 years under a regulatory agreement with the Department of Housing Preservation and Development. “The Lexington Gardens development will advance the goals of the East Harlem Neighborhood Plan by making sure that hundreds of existing local community members can benefit from affordable units,” said City Council Speaker Melissa Mark-Viverito in a statement.
