The zoning text amendments are in development and will be drafted with input from stakeholders before undergoing public review later this year. On June 1, 2022, Mayor Eric Adams announced a plan for a series of new zoning text amendments and programs aimed at removing obstacles for the recovery of small businesses, increased affordable housing, and the expansion of green technology to promote sustainability. The three zoning text amendments – the Zoning for Economic Opportunity, Zoning for Housing Opportunity, and Zoning for Zero Carbon aim to reduce bureaucracy within the City’s zoning text to make room for the City’s continued growth and recovery from the COVID-19 pandemic. The new building will be across the street from another affordable housing development recently approved by the City Planning Commission. On May 25, 2022, Governor Kathy Hochul announced the beginning of construction for a new affordable and supportive housing development in the Wakefield section of the Bronx. The Plains will be located at 4519 White Plains Road between East 239th and East 240th Street. The development team consists of the Doe Fund and Robert Sanborn Development. (more…)

The project site also features 22,000 feet of community space. On April 28, 2022, Mayor Eric Adams and other City officials joined the development team of Hanson Place Church Support Corporation, MDG Design + Construction, City Community Capital, The Richman Group, and other partners to break ground on Hanson Place Community Plaza. The building will be in two wings, and features 52 spaces of stacked parking in the cellar. On April 13, 2022, the City Planning Commission held a public hearing for an application for a mixed-use residential and commercial building at 4541 Furman Avenue in the Wakefield section of the Bronx. The rezoning site is on a portion of the block bounded by East 240th Street, a line 300 feet north of East 239th Street to the south, White Plains Road to the west, and Furman Avenue to the east. The project site is currently an underutilized warehouse. Several non-conforming buildings on the block would also be brought into conformance with the rezoning. The rezoning area is adjacent to the elevated No. 2 subway line that runs along White Plains Road. (more…)

On March 16, 2022, the City Planning Commission voted to approve an application that would facilitate the construction of an eight-story mixed use building at 146-93 Guy R. Brewer Boulevard in Springfield Gardens, Queens. The building will be on the site of a vacant lot, which was formerly a gas station several decades ago. (more…)
