Proponents of revitalization stressed need for adaptability in redeveloping currently vacant building, others lamented destruction of lobby, and urged Landmarks to maintain oversight of entire lot. On June 19, 2018, Landmarks held a public hearing on the potential designation of the former AT&T Corporate Headquarters at 550 Madison Avenue in Midtown Manhattan. The 37-foot-tall tower was completed in 1984 and designed by Philip Johnson, recipient of a 1979 Pritzker Prize, and John Burgee. An early significant work of postmodern architecture, in the Headquarters Johnson and Burgee, rejected the unadorned glass curtain walls of International Style modernism, exemplified in New York by the Seagram Building. The building is clad in masonry and employs historicist quotations, including its famous pediment recalling design motifs in Chippendale furniture. It possesses a monumental entrance arch on Madison Avenue that is flanked by more arches that originally opened to Italian Renaissance-inspired arcades beneath the tower, and covered pedestrian space between east 55th and 56th Streets. JPMorgan Chase intends to pursue building a new 2.5 million-square-foot headquarters at its 270 Park Avenue location. On February 21, 2018, Mayor Bill de Blasio and JP Morgan Chase Chairman and CEO Jamie Dimon announced the construction of a new 2.5 million-square-foot headquarters at its 270 Park Avenue location in Manhattan, which will be the first project under the City’s innovative East Midtown Rezoning plan passed in 2017. Under the East Midtown rezoning, JPMorgan Chase will purchase development rights from landmarks in the surrounding district in order to build a larger building. The new building would have a modernized infrastructure and design, including 21st century systems and technology. (more…)

A City Planning application, which required report from Landmarks, would see the restoration and maintenance of the Century Association Building in exchange for special permits to develop 21-story tower. On July 18, 2017, the Landmarks Preservation Commission considered an application from Tishman Realty for a restoration and maintenance plan for the Century Association Building, an individual City landmark, as part of a 74-711 special permit application to City Planning. In a 74-11 application, City Planning may waive use and bulk regulations, in exchange for the restoration and continue maintenance of historic buildings. In such an application, Landmarks issues a report to City Planning that the bulk modifications relate harmoniously to the subject historic structure. The applicants also proposed to makes some alteration to the landmarks’ base and facade. (more…)

Plan would see some small additions, cleaning and restoration of facades, a new residential entrance, re-opening of historic interiors, and replacement of unsympathetic later elements. On April 25, 2017, Landmarks considered and approved applications to renovate the exterior and interior of the Waldorf Astoria Hotel at 301 Park Avenue in Midtown Manhattan. The 1931 Art Deco hotel’s exterior was landmarked in 1993, and continuous interiors on the first three levels were designated earlier in 2017. The iconic block-sized hotel has been acquired by Chinese investment firm Anbang, who have closed the hotel in anticipation of extensive renovations. The new owners intend to convert a substantial portion of the hotel to residential use. (more…)
