    [UPDATE]: Council Approves Modified Plans for East New York Mixed Use Development

    The development will bring 503 permanent housing units, both affordable and supportive, to East New York. On December 10, 2019, the City Council approved a land use application for the development of four mixed-use buildings to replace a three-story homeless shelter at 515 Blake Avenue in East New York, Brooklyn. The buildings will be a combination of residential use, commercial use, and community facilities. The land use application, submitted by the Department of Housing Preservation and Development, includes a rezoning to a residential district that allows taller and wider buildings to support the project’s size, a transfer of formerly City-owned land to HELP-USA, the project’s developer, a modification of bulk regulations, and a Mandatory Inclusionary Housing designation. The Council modified the project from providing temporary and permanent housing to providing only permanent housing.

    Landmarks Asks for More Context for Brooklyn Heights Certificate of Appropriateness

    Formerly approved design seeks re-approval with modifications. On October 8, 2019, the Landmarks Preservation Commission heard an application for a Certificate of Appropriateness, to construct a new three-story, single-family residential building on a vacant lot located at 27 Cranberry Street in Brooklyn. The lot is located on the north side of Cranberry Street, on the middle of the block between Willow Street and Hicks Street. The block consists of primarily three and four-story rowhouses. Directly to the left of the site is a two-story, 200 year old, wooden home. To the right is another three-story rowhouse. The lot is located right in the middle of the Brooklyn Heights Historic District.

    New East New York Development to Renovate Shelter and Create Affordable Housing

    The new development proposes services for both residents and the greater East New York community. On October 16, 2019, the City Planning Commission voted to approve a land use application to develop four mixed-use buildings in East New York, Brooklyn. The lot is bounded by Sutter Avenue to the north, Blake Avenue to the south, Snediker Avenue to the west, and Hinsdale Street to the east. To facilitate the new 387,100 square feet development, the applicants would demolish the existing three-story homeless shelter at 515 Blake Avenue. The project will redevelop the shelter and bring affordable housing, community facilities, and retail. The Department of Housing Preservation and Development, HELP USA, a national non-profit focused on providing shelters, Department of Homeless Services, Kramer Levin Naftalis & Frankel, and Curtis + Ginsberg Architects are the applicant team.

    [UPDATE]: City Council Approves HPD Proposal to Develop Affordable Housing in Brownsville, Brooklyn

    The three sites will have amenities for residents and are transit accessible. On September 25, 2019, the City Council voted to approve an application to develop affordable housing on three City-owned properties located in Brownsville, Brooklyn.  The properties are located at 47 New Lots Avenue, 609-615 Osborn Street, and 120-122 Liberty Avenue. The three properties are small, underutilized sites and are currently vacant. The application proposed the development of two residential buildings and one mixed-use building, which would bring approximately 41 affordable housing units to the Brownsville neighborhood.

    Modified Rezoning to Bring New Mixed-Use Building to Crown Heights

    City Planning modified the proposed rezoning so the development would better conform with the vision for the neighborhood, which is currently undergoing a land use study. On May 2, 2019, the City Council Subcommittee on Zoning and Franchises voted to approve an application for a rezoning that will facilitate the development of a new nine-story, mixed-use building in the Crown Heights neighborhood of Brooklyn. The applicant initially sought to rezone an area comprised of approximately 12 lots on the northeastern portion of a block bounded by Pacific Street to the north, Dean Street to the south, Classon Avenue to the east, and Grand Avenue to the west from a manufacturing district, M1-1, to a mixed residential and commercial district, R7D/C2-4. The applicant’s proposed rezoning would have facilitated the development of an eleven-story residential building with a commercial space and a community facility on the ground floor at 1010 Pacific Street. On April 8, 2019, the City Planning Commission voted to approve the rezoning after modifying it from an R7D/C2-4 district to an R7A/C2-4 district, limiting the building to nine stories. (more…)
