    Bronx Point Seeks to Use Open Space to Ingrain Development with Community

    Council Subcommittee approves Bronx Point after initial concerns on affordable housing and workers compensation. On September 18, 2019, City Council’s Subcommittee on Landmarks, Public Siting and Maritime Uses unanimously approved the Department of Housing Preservation and Development’s UDAAP application to facilitate the creation of “Bronx Point.” The project proposes 1,045 housing units, 540 of which dedicated to permanently affordable housing, a waterfront esplanade, and community facilities including a new state-of-the-art movie theater and a Universal Hip Hop Museum.  The property is located north of East 150th Street, south of Mill Pond Park, east of the Harlem River, west of Exterior Street/Major Deegan Expressway.     Bronx Point Development Approved by City Planning

    Bronx Point could spark development in the South Bronx. On August 14, 2019, the City Planning Commission unanimously approved an Urban Development Action Area Project (“UDAAP”) application in the South Bronx. The project, more commonly referred to as “Bronx Point” was brought by the Department of Housing Preservation and Development (“HPD”) to designate the property located north of East 150th Street, south of Mill Pond Park, west of Exterior Street/Major Deegan Expressway and east of the Harlem River as an UDAAP. UDAAP designations provide tax exemptions for the rehabilitation or new construction of housing, on former city owned land, if City Council determines the area to be in need of an urban renewal.

    Bronx Borough President Allocates an Extra $6 Million to Restore Orchard Beach Pavilion

    Since 2017, Borough President Diaz has allocated over $16 million to renovate the ‘Bronx Riviera.’ On July 17, 2019, Bronx Borough President Ruben Diaz Jr. announced that his office has allocated an additional $6,107,400 toward the restoration of the historic Orchard Beach Pavilion and South Yard in the Pelham neighborhood of the Bronx.     City Planning Considers Rezoning in the Bronx to Allow Nine Story Residential Building

    City Planning staff recommend that the Commission adopt Borough President recommendation to reduce the size of the rezoning area. On December 19, 2018, the City Planning Commission held a public hearing on a proposed redevelopment at 2712 Williamsbridge Road in the Allerton section of the Bronx. The applicant, 2712 Radcliff Yates Realty LLC, seeks to rezone to residential zoning with a commercial overlay a portion of an area comprised of seven lots bounded by Williamsbridge Road, Colden Avenue and Boston Road. The lots are currently zoned for commercial uses. The rezoning would facilitate the development of a new nine-story mixed-use building on the applicant’s lots. (more…)

    Construction Begins On Mixed-Use Development In Bronx

    One hundred percent affordable buildings will rise in the South Bronx. On April 20, 2018, construction began on two new buildings at La Central in the Bronx. The 1.2 million square-foot development is one of the largest mixed-income projects currently in development in the City. The buildings will be located at 556 and 600 Bergen Avenue. (more…)
