The applicant’s proposed rezoning received strong pushback from the community. On January 9, 2019, the City Planning Commission held a public hearing on a proposed rezoning in the Columbia Street Waterfront District in Brooklyn. The applicant, 41 Summit Street LLC, sought a zoning map and a zoning text change to facilitate the development of a seven-story, approximately 10,000 square foot residential building at 41 Summit Street. City Planning voted no in part to questions regarding alleged comments made by project attorney at Community Board hearing. On January 9, 2019, the City Planning Commission voted to disapprove a proposed rezoning of the northern portion of a block situated between Surf Avenue to the north, Reigelman Boardwalk to the south, West 22nd Street to the east, and West 23rd Street to the west, in Coney Island, Brooklyn. The rezoning would have allowed for a new five- and twelve-story mixed-use building with retail and 78 dwelling units, 20 of which would have been permanently affordable. City Planning staff recommend that the Commission adopt Borough President recommendation to reduce the size of the rezoning area. On December 19, 2018, the City Planning Commission held a public hearing on a proposed redevelopment at 2712 Williamsbridge Road in the Allerton section of the Bronx. The applicant, 2712 Radcliff Yates Realty LLC, seeks to rezone to residential zoning with a commercial overlay a portion of an area comprised of seven lots bounded by Williamsbridge Road, Colden Avenue and Boston Road. The lots are currently zoned for commercial uses. The rezoning would facilitate the development of a new nine-story mixed-use building on the applicant’s lots. (more…)

Rezoning will allow for construction of building with 185 affordable units. On November 14, 2018, the City Planning Commission held a public hearing for a rezoning application that would allow for the construction of a new affordable nine-story mixed-use building in the Wakefield neighborhood of the Bronx. The proposed project site is on the corner of White Plains Road and East 241st, adjacent to the East 241st Street subway terminal along the IRT – 2 train line. The proposed project site currently has several vacant commercial buildings and garages that are surrounded by a construction fence.

If approved, the rezoning will make way for construction of over 500 new apartments in Crown Heights. On September 26, 2018, the City Planning Commission held a public hearing on a rezoning application for Franklin Avenue in the Crown Heights section of Brooklyn. The rezoning would allow construction of two new 16-story buildings at 40 Crown Street and 931 Carroll Street. Both buildings are a block east of the Brooklyn Botanical Garden. (more…)
