Queens Hospital expansion approved by BSA

New York Hospital Queens will add 80 beds, a new entrance and expanded cardiology and surgery facilities. New York Hospital applied for rear-yard, setback and bulkhead variances as part of a large-scale modernization and expansion of its 6.4-acre facility at 56-45 Main Street in Flushing, Queens. The 439-bed, acute care teaching hospital, occupies two blocks along Booth Memorial Avenue, employs 3,000 people and receives approximately 400 patients and 250 visitors per day.

Legalization of single-family oversized home denied

Owner claimed that structure was enlargement and not new construction. Michael Reznikov received permits from Buildings in 2002 to make interior improvements and apply a masonry veneer to the exterior of his two-story home at 229 Coleridge Street in Manhattan Beach, Brooklyn. A 2004 Buildings’ inspection revealed that Reznikov had instead increased the height of his home and significantly extended it into the rear yard thereby violating limits on bulk. Owner claims to be unaware that contractor built home larger than permit authorized. Yitzchok Shindler applied to Buildings for a permit to enlarge the first, second and third floors of his home at 1231 East 21st Street at Avenue K in Brooklyn. Buildings received complaints about the construction and, upon inspection, found that Shindler had demolished most of the home and built beyond the permit’s scope. Owner sought to enlarge one-family home. The owner of 2026 Avenue T, a 2,640-square-foot corner lot in Sheepshead Bay, Brooklyn, sought a variance to enlarge a 3,001-square-foot residence. The existing structure, already noncomplying, is 1,020 sq.ft. larger than allowed in an R4 district.

After ten years, Third Avenue Equinox gym legalized

Equinox Fitness approved after six failed cases in which BSA found it lied to the Board. In its seventh case before BSA, Equinox Fitness Club obtained approval to legalize its 26,600-square-foot gym at 1511 Third Avenue at East 85th Street. Equinox has operated its Third Avenue gym for over ten years without a permit. The zoning restricts gyms to the first and second stories, but Equinox’s Third Avenue gym occupies space on four stories.
